A pre approval only approves the party to the transaction as qualifying for that amount while a commitment is a bona fide contract indicating that the lender will finance the amount of the loan for both the party and the subject property.

The Pre-approval letter is written by a Loan Officer and is submitted by the Buyer along with their Purchase Agreement. Pre-appproval letters assure Sellers the potential Buyers on their home have met the basic criteria for obtaining the loan.

This should be done prior to the issuance of a pre-approval letter. The difference between pre-approval versus loan commitment is that an underwriter has already signed off with a loan commitment whereas not so with a pre-approval.

Some lenders actually issue prequal letters to home buyers to submit with their offer to purchase. This prequal letter is based solely on the opinion of the loan officer who don’t actually approve loans. If you are serious about buying a home, this is a waste of your time. Pre-Approval = mid level risk/stress for borrower
