A Home Loan is a loan given for the purchase of a residential property that is already constructed, under construction or will be constructed. A Plot Loan is for buying a plot of land that is reserved for residential property construction. While most banks offer Plot Loans, these may come with certain conditions.

Land Loan is the loan facility availed for buying a land. Land or plot is generally purchased as an investment or for building a house. So, if you are planning to buy a plot, you need to take a land loan and not a home loan. Home loan is offered only for property which is already constructed or under construction.

While a housing loan helps you to purchase an under-construction or resale property, a land loan helps you to buy a land parcel, upon which you intend to build a house. You cannot apply for a home loan to purchase a plot. Similarly, you cannot apply for a land loan, to purchase an under-construction or ready property.

The basic difference between a home loan and plot loan is that plot loan is availed to buy residential land whereas a home loan is taken to buy residential built up/under construction property. The plot which is bought out of a plot loan has no fixed timeline as to its usage as residential house, however usage is defined as residential only.

Lots must be buildable, and zone residential. “Land loans” is a more general category. Our vacant land loan is for rural/agricultural acreage with limitations. That particular program won’t allow a residence on the property, but would allow outbuildings like sheds or barns if not given value.
